The loan can also be converted to a development finance facility allowing property investors to complete a development on the site.

Example of land acquisition finance
A property company have a long-standing option to purchase a piece of land, subject to planning permission being obtained. The company have a number of other schemes in mid-construction and would prefer to sell the land onto a third party.

  Purchase Price £200,000
  Professional valuation £300,000

Once planning permission is through, the company needs to quickly complete the purchase and wishes to re-market the land for sale at the valuation price.

Their bank is only able to lend 70% of the purchase price and as the company's cash is tied up in other ventures, they are unable to raise the required deposit.
